  • Both the move-in or move-out day and the end of the month count as days you pay for.
  • Your lease decides which method applies. If it says nothing, the days-in-month method is the most common.
  • With the 30-day method, a 31-day month is capped at 30 days, so a full month never costs more than the rent.

What to do next

How it works

For a move-in, days charged run from the move-in date through the end of the month. For a move-out, they run from the 1st through the move-out date. Each method sets a daily rate, then multiplies by those days.

Days in the month divides rent by 28, 29, 30 or 31. The 365-day method divides a year of rent by 365. The banker's method divides by 30 every month.

Things to keep in mind

Some landlords charge the full first month and prorate the second instead. State law can also limit how rent is charged, so read your lease.

Frequently asked questions

How do I calculate prorated rent?

Divide the monthly rent by the days in the month, then multiply by the days you live there. Moving in November 12 with $1,800 rent is $60 a day for 19 days, or $1,140.

Does the move-in day count?

Usually yes. Rent is normally charged from the move-in day through the last day of the month.

Which method is fairest?

The days-in-month method charges exactly for that month. The 365-day method gives the same daily rate every month, and the 30-day method is simple but slightly favors one side in 28 or 31 day months.
