How to use it

Type the landlord, the tenant, the property and the lease start date, then the deposit amount, when it was received and how it was paid. The receipt prints the amount in a bold line at the top, the details in a bordered grid and the return sentence under it, with signature boxes for both of you at the bottom. Give the tenant the signed original and keep a copy with the lease.

If your state requires you to tell the tenant where the deposit is held, type the bank and city in that box; where interest is paid on deposits, say how in the interest box. The state rules note on the receipt reminds the tenant that caps, accounts and return deadlines vary.

Things to watch

The receipt records the deposit; the lease says what it can be used for. At move-out, use the move-in move-out checklist to document the condition of the unit and send the itemized deductions and the balance within your state's deadline.

Frequently asked questions

Do I have to say which bank holds the deposit?

In some states, yes: the receipt or the lease must name the bank and sometimes the account, and a few states require a separate or interest-bearing account. In others it is optional. The box is there so you can meet the stricter rule; leave it blank where it does not apply.

Is the deposit the tenant's money or mine?

It stays the tenant's money held by you as security. You may keep lawful deductions, such as unpaid rent or damage beyond normal wear, and must return the rest with an itemized list within the time your state sets.

Can I use this for a pet deposit or last month's rent?

Yes for a refundable pet deposit; put pet deposit in the receipt number or the held-at box. Last month's rent is rent paid in advance, not a deposit, so use the rent receipt template for that.

Is what I type saved anywhere?

No. Everything stays in your browser and nothing is sent to our server. If you refresh the page it is gone, so print, save a PDF or download the DOCX when you are done.
