A general template, not legal advice

This is a general template, not legal advice. This agreement is only between roommates. It does not bind the landlord or change the lease, and every roommate on the lease can still be held responsible for the full rent. State law decides how roommate disputes and deposits are handled, so check your state's rules if a lot of money is involved.

How to use it

Sit down together and fill it in at the same time. List each roommate on one line with their room, rent share and deposit share; the table adds them up and each name gets a signature block. Then write how rent gets to the landlord, how bills are split, the chore schedule, guest rules and quiet hours.

Everyone signs and keeps a copy. Put the chore list on the fridge.

Things to watch

The landlord is not part of this agreement. If two of you signed the lease, the landlord can usually collect the whole rent from either one, so the move-out and replacement clause matters most: decide now who finds a replacement and who pays until one moves in. Make sure the shares add up to the full rent.

Frequently asked questions

Is a roommate agreement legally binding?

Mostly yes for money: a signed promise to pay a share of rent or bills can be taken to small claims court. House rules like chores and quiet hours are hard to enforce in court; their value is that everyone agreed to them in writing.

Does the landlord need to sign it?

No. It is between the roommates. It cannot change the lease, so if the lease bans subletting or limits occupants, those rules still apply. Ask the landlord in writing before a replacement roommate moves in.

What if a roommate is not on the lease?

They have no deal with the landlord, only with the roommates who are. This agreement is how they promise to pay their share. Check the lease, because some landlords require every adult who lives there to be on it.
